About us

Built like an institution, because the people we house deserve one.

New Place Homes exists because we think local authorities, and the people referred to us, deserve better than a compliance pack and a rent invoice. We are not building this to fill beds. We are building it because the people who end up in supported housing deserve a genuinely good service, delivered by an organisation with the governance discipline to be trusted with them.

One platform, three roles

Investment discipline, delivery capability, and front-line expertise, held under a single mission-aligned structure.

Capital & governance

Northstar Investment Partners

Specialist investment company for the supported and social housing sector. Provides institutional-grade governance, financial discipline and founder capital.

Operating partner

New Place Homes CIC

Northstar's contracted supported housing provider. A Community Interest Company with an asset lock, so resources serve the mission, not private gain.

Delivery partner

Project Accountability CIC

Strategic front-line delivery partner, providing genuine, practical support experience through a strategic delivery partnership.

Our governance standard

Gold standard, not just compliant.

The reform now sweeping this sector — the Supported Housing (Regulatory Oversight) Act, local authority “gateway” schemes, tighter Exempt Accommodation scrutiny — exists because too many providers treated support as an afterthought to the Housing Benefit claim. We built our governance to the standard that reform is aiming for, before it required us to.

  • Legal structureA Community Interest Company with a statutory asset lock — surplus is reinvested in support quality and portfolio growth, and cannot be extracted as private profit.
  • Board oversightIndependent non-executive recruitment underway across the Group, with clear reporting lines on compliance, quality and safeguarding.
  • Resident voiceEvery resident has a documented route to raise a concern directly, reviewed independently of the staff member concerned.
  • WhistleblowingA protected route for any member of staff to raise a concern about practice, safeguarding or conduct.
  • Independent auditUnannounced property and support-plan audits, reported to the board on a fixed schedule — not self-marked homework.
  • Transparency with commissionersReal occupancy, incident and outcome data shared with local authority partners as a matter of course, not only on request.

Who stands behind this

New Place Homes operates under contract to Northstar Investment Partners, whose leadership brings a decade of institutional governance experience from mainstream asset management, including operational and board-level responsibility for a business managing around $43 billion in assets across 18 countries, applied deliberately to a sector that has historically lacked exactly that discipline.

This is not a start-up finding its feet on governance. It is institutional practice imported wholesale into supported housing.
